SUBDIVISION REGULATIONS
    Putnam County administers and enforces subdivision regulations in all unincorporated areas. Subdivision of land is the process of dividing one tract of land into smaller parcels which may eventually be sold or developed. In Putnam County, three categories of subdivisions are permitted:
  1. MAJOR Subdivision--subdivision of a parcel into four or more lots and/or the development of new infrastructure such as streets, water lines, sewer lines, storm water facilities, etc.

  2. MINOR Subdivision--subdivision of a parcel into three lots or less with no new infrastructure. Each parcel must have a 60-foot frontage on an existing roadway, OR have access to an existing roadway via a 40-foot right-of-way. Also called an ADMINISTRATIVE Subdivision.

  3. EXEMPT Subdivision--Subdivision of land into three lots or less with each lot being conveyed to a family member. Eligible family members include father, mother, child, stepchild and grandchild. This type of subdivision is exempt from the fee only, not from compliance with the regulations.

    Subdivision fees include:

    • MAJOR Subdivisions
      Plat$200.00
      Lots$75.00 per lot
      Variance$200.00
    • MINOR or ADMINISTRATIVE Subdivisions
      First Lot$75.00
      Additional Lots$50.00 each
      Variance$25.00
    • EXEMPT Subdivisions
      No Charge

    All plats must be approved by the Office of Planning & Infrastructure prior to being recorded with the Office of the County Clerk. This includes subdivision of land, minor boundary changes, merging of properties, re-surveys, plats drawn from recorded deeds or plats, and infrastructure easements and rights-of-way. Review fees for these include:

      MINOR BOUNDARY CHANGE or MERGER$25.00
      PLAT DRAWN FROM RECORDED PLAT/DEEDNo Charge


    Review of plats may take five working days. Review of major subdivision plans require at least 45 days and require a public hearing and approval by the Putnam County Planning Commission.
